Diversey Gateway is planned as a high-end luxury residential development with a unique element - the Chicago El passes right through the site. With property on both sides of the El, the developer sought to maximize sales potential during a very aggressive residential market in an up-market neighborhood. On the larger parcel, the project has ground floor retail and residential parking, with four floors of duplex and triplex units above. All units on this side of the site are townhouse type residences with an internal courtyard for entry. On the eastern, smaller side of the site, a ground floor of retail and parking is topped by three floors of large flats. Both sides of the development are oriented to maximize views of the surrounding residential streets.
